From the start of our design process to move-in, most projects take 24 to 36 months. This includes site analysis and schematic design (2-3 months), permitting and approvals (3-8 months, often longer on the Cape due to Conservation Commission review, historic district approvals, and septic permitting), contractor selection (1-2 months), design development and construction documents (3-5 months), and construction (12-18 months). We'll provide a detailed timeline specific to your project at the beginning of the design process.

Yes. We often work with clients and their Realtors before a property purchase to provide site analysis. On Cape Cod, this is especially important due to the overlap of flood zones, wetlands buffers, Conservation Commission jurisdiction, septic requirements, and historic district regulations. We evaluate buildable area, solar access, and overall feasibility so you can make a more informed acquisition decision before starting the design process.

The Old King's Highway Regional Historic District covers the area north of Route 6 from Sandwich through Orleans. It is the largest historic district in the nation. Properties within the district require approval from the local Old King's Highway Committee for any change to the exterior of a building, including new construction, additions, materials, and color. Many other Cape towns also have local historic districts under Chapter 40C or special legislation. We factor these review processes into early project planning and represent your project at committee hearings.

Many Cape Cod properties fall within FEMA-designated flood zones, which require elevated foundations, flood-resistant materials, and compliance with both state and local coastal construction standards. Properties near wetlands, coastal banks, or dunes may also require review by the local Conservation Commission and the Massachusetts Office of Coastal Zone Management. We assess these conditions early and design homes that meet all requirements while maintaining livability and visual appeal.

Absolutely. Cape Cod's climate, with its coastal winds, humidity, and temperature swings, actually makes a strong case for high-performance building. A tighter, better-insulated envelope reduces drafts, controls moisture, and lowers energy costs year-round. Solar access is generally good across the peninsula. The main design challenge is integrating that performance within the Cape's traditional architectural vocabulary, which is something our team does routinely.

Cape Cod's 15 towns each have their own zoning bylaws, historic district commissions, Conservation Commission procedures, and Board of Health requirements (especially for septic systems). Permitting in one town can look very different from the next. We work closely with local officials and consultants in each jurisdiction to understand current requirements and manage the review process efficiently. Our experience across the region means we know where to expect longer timelines and how to plan accordingly.

Our integrated team brings architecture, in-house mechanical design, and in-house sustainability expertise together from day one - an uncommon approach for single-family homes. In designing a home that reflects your vision and lifestyle, we consider siting, orientation, and form early - decisions that have an outsized impact on performance. The building envelope (insulation, windows, air sealing) and mechanical systems work together to provide excellent thermal comfort. We emphasize the building envelope which makes the house more energy efficient and requires less out of the mechanicals, allowing them to be smaller and simpler while still providing excellent comfort.
