  • From the start of our design process to move-in, most projects take 24 to 36 months. This includes site analysis and schematic design (2-3 months), permitting and approvals (3-8 months, longer if coastal permitting, Conservation Commission review, or historic district approvals are required), contractor selection (1-2 months), design development and construction documents (3-5 months), and construction (12-18 months). We'll provide a detailed timeline specific to your project at the beginning of the design process.

  • Yes. We often work with clients and their Realtors before a property purchase to provide site analysis. On the South Shore, this includes evaluating flood zone designation, coastal bank and barrier beach setbacks, Conservation Commission jurisdiction, septic requirements, and local zoning. Many desirable South Shore lots come with complex overlapping regulations, and understanding them before you buy can save significant time and cost.

  • The South Shore has significant exposure to storm surge, wave action, and coastal flooding. Many properties fall within FEMA flood zones that require elevated foundations, flood-resistant materials, and specific structural engineering. Some towns have additional coastal overlay districts. Properties near wetlands, coastal banks, or estuaries also require Conservation Commission review. We assess these conditions early and design homes that meet all regulatory requirements while remaining livable, attractive, and connected to their sites.

  • Coastal construction on the South Shore requires attention to wind loads, salt air corrosion, moisture management, and long-term resilience against storms and flooding. Foundation design, material selection, window specifications, and mechanical system placement all need to account for coastal exposure. A high-performance building envelope, like the kind we design for Passive House and net-zero projects, inherently addresses many of these challenges: tighter construction, better moisture control, and more durable assemblies.

  • Very much so. The South Shore's coastal climate, with its wind exposure, humidity, and temperature swings, makes a strong case for high-performance construction. A tight, well-insulated building envelope reduces energy use, controls moisture, and creates a more comfortable home year-round. Solar potential is generally strong on the South Shore, especially on lots with southern exposure. We can evaluate what's achievable on your specific site during the early design phase.

  • Each South Shore community has its own zoning bylaws, Conservation Commission procedures, Board of Health requirements, and sometimes historic district regulations. Hingham's permitting process looks different from Scituate's, which looks different from Duxbury's. We work with local officials and consultants in each town to manage the regulatory process from the start. For waterfront or flood zone properties, we also coordinate with state agencies as needed. Our experience across the region helps us plan for realistic timelines and avoid surprises.

  • Our integrated team brings architecture, in-house mechanical design, and in-house sustainability expertise together from day one - an uncommon approach for single-family homes. In designing a home that reflects your vision and lifestyle, we consider siting, orientation, and form early - decisions that have an outsized impact on performance. The building envelope (insulation, windows, air sealing) and mechanical systems work together to provide excellent thermal comfort. We emphasize the building envelope which makes the house more energy efficient and requires less out of the mechanicals, allowing them to be smaller and simpler while still providing excellent comfort.
